Liqva Intelligence exists to publish one thing: an independent, transparent number. Our methodology is published openly, our data comes from official public records, and we have nothing to sell you. This notice explains — plainly and honestly — what we protect, what we deliberately do not claim to own, and how you may use our work.

Copyright is asserted in the original works we create, including:
Under UAE Federal Decree-Law No. 38 of 2021 on Copyright and Neighbouring Rights, protection in these works arises automatically on creation — registration is not required for the rights to exist. Where we deposit copies with the Ministry of Economy, this serves as dated evidence of authorship and ownership.
What copyright does not cover — and we say so plainly. Copyright protects the expression of an idea, not the idea itself. It does not give us ownership of the underlying mathematical method or scoring formula (anyone is free to compute the same kind of score independently), nor of the raw facts — the underlying Dubai Land Department transactions and prices are official public records that belong to their source, not to us. Our method is published on purpose; we consider that a feature, not a weakness.
Liqva Intelligence™, the Liqva name and logo, and the Liqva rating-scale marks (the "Liqva"-prefixed grades) are trademarks of Liqva Intelligence.
You acquire no ownership of, or licence in, these marks by accessing this site or citing our work. You may not use them in a way that implies endorsement or affiliation, or that suggests your product is an Liqva rating, index or service when it is not. Until a mark is registered we use the ™ symbol; ® will be used only once registration is confirmed.
Liqva ratings and the Liqva index are built on official Dubai Land Department (DLD) open data (and, for Abu Dhabi, ADREC registered transactions, labelled as a preview), together with other official public records.
We do not own — and do not claim to own — those underlying public facts. They belong to their sources and remain freely available to everyone from those sources. What is ours, and what is protected, is the work we add on top of the facts: our curation, de-duplication and verification; our selection, structuring and arrangement of the data; and the ratings, index and presentation we derive from it. Anyone is free to return to the official source and re-derive their own analysis.
We want Liqva ratings to be cited — a public benchmark only works if people can refer to it. You may cite an Liqva rating, figure or short extract for journalistic, analytical, academic or commentary purposes, provided that you:
Example: "Building X holds an Liqva Aa rating (Liqva Intelligence, 2026)", with a link to the source page. This permission is for fair, attributed reference — not a licence to reproduce our reports, datasets or methodology document in whole or in substantial part. For that, please get in touch.
To protect the integrity of an independent benchmark, the following are not permitted without our prior written consent:
These restrictions apply to our curated outputs and presentation. They do not, and cannot, restrict your independent use of the underlying DLD public data obtained from official sources.
An Liqva rating is an independent analytical opinion, derived from official public data according to our published methodology. It is not investment, financial, valuation, legal or transaction advice, and not a recommendation to buy, sell, hold or finance any property or interest.
Liqva Intelligence is independent. We are not commissioned, sponsored or paid by any party we rate, index or report on. That is the whole point of the number.
The information on this site is provided "as is", for general informational purposes. While we take substantial care in curating and verifying our data, we do not warrant that it is complete, accurate or current, and you rely on it at your own discretion. Make your own enquiries and seek your own professional advice before acting.
